We focus exclusively on London and Kent — two markets we know deeply. London offers strong rental demand and capital growth. Kent provides higher yields, development opportunity, and growing commuter demand.

Our Criteria
What makes a good deal
Not every property makes it to the members area. Before a deal is listed it must pass our sourcing criteria across financials, location, and fundamentals.
Strong Yield or Profit Margin
BTL and HMO deals must achieve a minimum net yield of 5%. Development deals must show a minimum 15% return on cost before being listed.
High Rental Demand Area
We only source in locations with proven, consistent rental demand — checking void rates, tenant profiles, and local employment before proceeding.
Below or At Market Value
Every deal is benchmarked against comparable sales data. We only list properties that offer genuine value — not simply available ones.
Sound Property Fundamentals
Structural condition, tenure, planning history, and exit strategy are all assessed. Deals with red flags on any of these do not progress.
Verified Financials
All figures — purchase costs, yields, build costs, GDV — are independently verified against live market data before the listing goes live.
Clear Investment Strategy
Each deal has a defined strategy — BTL, HMO, or development — with a clear plan for how it generates returns and what the exit looks like.
